As states begin to reopen for business, community associations will need to decide if and when to open common areas and amenities. After the SARS outbreak in 2006, many insurance policies were updated to clarify coverage (or lack thereof) in the case of injury or illness caused by a virus. Being aware of what liability falls with the association is essential to making smart choices in the coming months.

Topics:

  • Insurance clause for known viruses/liability transfers to associations
  • Meeting State and City or County criteria
  • Notice posting requirements for open amenities (i.e.: pools)
  • Determining social distancing capacity
  • Additional staffing to manage hygiene requirements
