CICB Approved Fair Housing Training

Presented by:

Participants will become familiar with Fair Housing Laws, including protected classes, reasonable accommodations and reasonable modifications, and hostile environment harassment. This class will include various scenarios so that attendees can apply their knowledge. This course will meet the requirements for two (2) hours of Virginia common interest community fair housing training required by 18 VAC 48-50-100 of the Common Interest Community Manager Regulations for renewal of the participant’s certification as a Common Interest Community certified principal or supervisory employee.

Role of the Board & Manager

This class will convene a basic board meeting to demonstrate the various segments, and how the meeting should flow from one portion to another. Then, the facilitators will review Board Member responsibilities and a Manager’s typical contractual obligations, and discuss when those expectations cross the line to become overly burdensome, outrageous, or outside of the contract.

Insurance Forecast and Lending Process for Capital Improvements

As some insurance companies are exiting the habitational market, the buying power is shifting drastically. Insurance underwriting guidelines have become stricter and non-negotiable which is causing significant premium increases and sometimes triggering cancellations. This session will cover how to navigate the current insurance market, what to expect in 2024 and how community associations can strategize with their brokers to achieve the most favorable outcome. Since capital improvements are an important piece of the strategy, we will also review the process to obtain loans for major projects.
